Condominium developers in South Florida have been extremely busy lately. Starting in October of last year, developers have proposed an average of approximately 1,000 new units per month.

New renderings of the proposed expansion of Miami’s Surf Club have been released. Slated to rise at 9011 Collins Avenue in Surfside, architect Kobi Karp and design consultant Richard Meier have designed modern towers to mingle with the traditional architecture of the historic Surf Club.

Like Miami, Broward County home sales have been extremely active. The county saw a double-digit increase in the median price of single-family homes and condos in June, on a year-over-year basis. Single-family home sales also increased, despite the continuing property shortage.

Home sales continued to rise in Miami, according to Douglas Elliman’s quarterly market report. The number of sales rose to the highest number in 7 years, and the average sales price rose to the highest level since the third quarter of 2008.

In another example of Miami’s strong real estate market, a sprawling Star Island estate has recently been listed for sale for 35 million dollars. The newly constructed, modern home sits on a 40,000-square-foot waterfront lot on exclusive Star Island.

Yet another estate home has sold in Palm Beach. An historic property located on Clarke Avenue sold for a recorded 10 million dollars. The home was designed by noted society architect John Volk in 1927 and was granted landmark protection in 1996.

Historic homes in Miami Beach just gained an important ally. The mayor of Miami Beach has proposed a 6-month moratorium on the demolition of homes deemed architecturally important.

Another luxury condominium at the Apogee Miami Beach recently sold for 12.4 million dollars. The sale set a record in Miami-Dade County for the highest price paid for a non-oceanfront, non-penthouse unit. A similar condo in the Apogee sold for 10.5 million dollars in January.
